Collecting rent: iDEAL, direct debit, QR or manually

How do you arrange to collect your rent? There are different ways to collect rent as a private landlord or management agency. What works best for landlords and tenants? We list the different options, advantages and disadvantages.

Different ways of collecting rent

You can arrange rent collection in different ways. Chances are you work with direct debit or even a manual transfer. In principle this works fine, but especially with a larger portfolio you spend a lot of time checking and contacting them. In that case - but also with a single property - it is attractive to collect your rent via iDEAL. We list the differences.

Transferring rent manually

Transferring rent manually often seems the easiest way for novice landlords. You don't have to set up anything and the responsibility to pay on time lies with the tenant.

Yet this way of collecting rent is relatively hassle-free for both the tenant and the landlord. When you receive the rent via manual transfer, you always receive it at a different time. Chances are you're always looking at your account to check if your rent is already in.

It's also not the best option for the tenant: he or she always has to think about it himself and can forget about it just like that. This is annoying for both parties. After all, you then have to chase it again, which causes irritation. At the same time, the tenant is stressed because he or she has completely forgotten about paying. This way of collecting rent is therefore annoying and uncertain for both parties.

Rent via direct debit

Many landlords opt for rent payment via direct debit. This provides more security than the manual transfer. You always have your payment in at the same time. In principle, this is ideal for you as a landlord.

The disadvantage of direct debit is that the tenant must have the correct amount in his or her account exactly at the time of collection. Otherwise the direct debit will be reversed and the rent will not be collected at all. Even if dce tenant does have enough money in the account the next day.

In addition, the tenant can reverse the collection up to 8 weeks after the debit. In practice, this does not happen very often, but it is still something to consider.

Works fine in principle, but tenant has work to do. So always make sure there is money in the account at that time. Seems nice and easy but still causes the tenant a little worry. Always set a reminder, especially if you have salary every 4 weeks or if you are self-employed.

So if you use direct debit to collect your rent, you have to stay alert for payments. Is everything in? And has the right amount been paid?

Collecting rent with iDEAL

Collecting rent via iDEAL is a relatively new option. It comes as standard with our real estate software. How exactly does this work?

You set when you want to send the iDEAL link automatically, for example, on the 24th or 25th of each month.

Tenants receive an email with iDEAL link every month.
Tenants pay immediately or, for example, after the weekend, if wages have not yet arrived.

So it's a lot easier for tenants: they have more control over when the amount comes out of their account. Paying with iDEAL is also much more convenient for you as a private landlord or property management agency. This is because it prevents payment discrepancies. Because the amount is fixed and automatically adjusted after indexation, you prevent tenants from transferring the wrong amount. This prevents you from having to call or email after tenant during your vacation.

Do you rent out student rooms? Even then the iDEAL link works very handy. If students don't have enough money themselves, they can forward the e-mail to their parents.

What if the tenant doesn't pay?

Sometimes a tenant forgets to pay. With manual payments or direct debit, you then have to chase your rent yourself. With iDEAL payments, this is a lot easier.

Does the tenant forget to pay on time? Then he or she will receive another mail on the first of the month. In almost all cases, the tenant then pays immediately. Does the tenant still not pay after the first reminder? Two days later the second reminder follows.

If the tenant still doesn't pay, your legal partner is automatically notified, and they send a WIK letter and possibly a bailiff later. All this happens without you having to do anything.
